Home / How We Bid
Every job is walked onsite and bid individually.
That is why you will not find price ranges on this site. The number comes after we have seen the job.
Onsite walk-through
We measure every room, check the subfloor, note transitions, stairs and door clearances, and talk through material options.
Written, itemized bid
You get the scope line by line with one lump-sum total, plus any optional items priced separately.
Material and prep
Material is ordered and acclimated as required. Old flooring comes out and the subfloor is corrected.
Install and walkthrough
Our crew installs, sets transitions and trim, cleans up, and walks the finished floor with you.
Why we do not publish prices
Two 500-square-foot rooms can be very different jobs. One might be a flat slab with straight runs. The other might need tile removal, slab grinding, leveling, three transitions and a staircase. A price range on a website would be wrong for both, so we bid after we have seen the floor.
What is in the written bid
Each bid lists demo, prep, material (if we are supplying it), installation, transitions, trim and stairs as separate line items, then a single lump-sum total. Optional upgrades are priced separately so you can choose. Anything we are excluding is written down too.
Who does the work
Our own crew handles demo, subfloor prep and installation. If a project also needs licensed plumbing or electrical work, such as resetting a toilet supply or relocating a floor outlet, that work goes to a licensed trade.
